$20 million commitment to stormwater capture at Cheltenham - great news for St Clair homebuyers

The South Australian Government announced today that the redevelopment at St Clair, on the Cheltenham Park Racecourse site, will include a greatly enhanced $20 million stormwater capture and re-use project. All new homes on the Cheltenham site will have access to recycled stormwater for watering gardens and other uses, which is great news for potential new home buyers as well as the environment. 

The Cheltenham section of St Clair will include a 4.5 hectare wetland and Aquifer Storage and Recovery scheme with the capacity to treat, store, recover and re-use 1.2 gigalitres per year of stormwater – enough to fill 480 Olympic swimming pools. This will allow new homes within this area of St Clair to be connected to dual-reticulation systems to use harvested stormwater for non-potable purposes. 

Urban Pacific State Manager Mark Devine said: “St Clair has already set new benchmarks for environmental residential development with 20 hectares of open space to be used for parks, reserves and wetlands. Today’s announcement by the State Government takes this yet another step further, and we believe environmentally conscious home buyers will see this as a significant attraction.” 

AVJennings South Australian Executive General Manager, Peter Jackson, said: “Today’s announcement further enhances the green credentials of St Clair in what was already considered a rare opportunity for home buyers to build a dream home surrounded by open space and yet only minutes from the CBD.” 

AVJennings and Urban Pacific also welcomed the lifting of an open space proclamation for the Cheltenham Park Racecourse site, allowing residential development and stormwater harvesting to proceed. 

St Clair will be Adelaide’s first large-scale, inner-metropolitan “water-wise” residential community.  The overall site will provide more than 20 hectares of new open space and wetlands delivering significant regional stormwater management and recycling benefits. 

Features already proposed as part of the new St Clair residential development include:

  • 20 hectares of open space linked by a network of pedestrian and cycle paths;
  • Wetlands, including leading water sensitive urban design initiatives to harvest and re-use stormwater for long term sustainability;
  • Over 1,200 new homes providing a diversity of housing types to appeal to a wide range of people and households; and
  • Potential for new retail, recreational and community facilities.

In addition to the water-wise and open space initiatives, St Clair will be the first new residential development in South Australia to use environmental lighting throughout the development.

With the support of the City of Charles Sturt, St Clair will use 42-watt compact fluorescent lamps, which use less than half the energy of a standard lamp for a similar amount of light.
